Acrylic roof coating: what it does and when it is a bad idea
A coating extends a roof that is still sound. It does not rescue one that is already wet, and the prep work decides whether it holds.
An acrylic roof coating is a liquid membrane that cures into a flexible, usually white and reflective skin. It works best on low-slope and metal roofs that are still dry underneath. It is a way to extend a roof's life, not a way to repair one that has already failed.
Where a coating makes sense
Coatings are mostly sold for flat and low-slope roofs, and for aging metal. They are rarely the answer on a steep asphalt shingle roof. The granules, the laps and the slope all work against a coating that has to bond to every surface. If your roof is shingled and leaking, read repair or replace before anyone sells you a coating.
What it cannot fix
A coating sits on top. It does not dry out wet insulation, replace rotten decking or close a seam that has opened. Trapped moisture under a coating can blister it and keep the deck wet for years. That is why a roofer should check for wet material before anything goes on. A leak inside the house is not a coating problem until the source is found.
Prep decides the result
Dirt, chalking, loose paint and old sealant all stop a coating from bonding. Seams, fasteners and flashing usually need repair first. This is work done on the roof, so it is work for a crew with fall protection, not for a weekend. We do not explain how to do it, for the same reason we do not explain how to walk a wet roof. See working at height safely for why.
Questions to ask before you agree
Ask what product is going on, how many coats, and what the prep includes. Ask who warrants the work and what voids the warranty. Ask whether the roof has been checked for wet insulation, and how. A contractor who skips that question is selling a product, not a fix. Hiring a roofer covers what belongs in a written scope.
Coating or a new roof
If the roof is old, soaked or leaking in several places, a coating is usually money spent on borrowed time. If it is sound, clean and only worn at the surface, it can be a sensible way to buy years. Be honest about which one you have. Our guide to signs you need a new roof helps you tell them apart from the ground. We do not publish prices, because they vary too much by region and roof type to be useful.
Frequently asked questions
What is an acrylic roof coating?
It is a liquid membrane applied over an existing roof that cures into a flexible, reflective layer. It is most often used on low-slope and metal roofs.
Can I put an acrylic coating on a leaking roof?
Not as a first step. A coating does not dry wet insulation or close open seams. The source of the leak and any wet material have to be dealt with first.
Does an acrylic coating work on asphalt shingles?
It is rarely the right choice. Steep shingle roofs are usually repaired or replaced, not coated.
Should I apply a roof coating myself?
We recommend against it. The prep and application mean working on the roof, which is the main risk this site asks you to avoid.
