Attic ventilation: how air is supposed to move up there

Attic ventilation is not an accessory. It is the mechanism behind two of the most expensive problems on this site — winter condensation and ice dams — and it is usually the cheapest thing to get right.

Exhaust without intake does nothing

This section pays for itself indirectly. Nobody searches for attic ventilation because they find it interesting; they arrive here after something has gone wrong upstairs. But ventilation is the mechanism behind both attic condensation and ice dams, and a site that explains those two without explaining this one would be handing you half an answer.

The principle is simple and constantly violated. Air has to come in low — at the soffits, under the eaves — and leave high, at or near the ridge. That continuous flow washes the underside of the roof deck with outside air, which keeps it close to outside temperature and stops indoor moisture condensing on it. It also keeps the roof deck cold in winter, which is precisely what prevents snow melting in the middle of the slope and refreezing at the cold eave.

The failure mode that matters is exhaust without intake. A ridge vent with blocked soffits cannot pull air through the attic; it will happily pull it from the easiest available source instead, which is the heated house below through every gap in the ceiling. That makes the moisture problem worse, not better, while looking like a solution. The most common cause is blown insulation pushed right out to the eaves, burying the soffit vents. Baffles exist precisely to hold that channel open and they are frequently missing.

Mixing exhaust types causes a similar problem for a similar reason. A ridge vent plus open gable vents, or a powered fan plus a ridge vent, tends to short-circuit: the high vent takes its air from the other high vent, a few feet away, and the far end of the attic never gets washed at all. Powered attic fans are the most argued-about item in this whole subject, and the honest summary is that a fan in a poorly sealed attic can pull conditioned air out of the house, which costs money and moves indoor humidity to exactly the wrong place.

The other thing worth saying plainly: ventilation and air sealing are two halves of the same job, and sealing comes first. Ventilating an attic while leaving a wide open path for warm damp air to rise into it is treating the symptom.
