Metal roof lifespan: how long it lasts and what fails first
The panel rarely wears out first. The screws, sealants and flashing around it do, and that is where a metal roof's real lifespan is decided.
Metal roofs are commonly quoted at 40 to 70 years, and some last longer. The panel is usually not what ends the roof. Fasteners, sealants, seams and flashing age faster than the metal. A metal roof that leaks is rarely a dead roof. It is usually a detail that has worn out.
What changes the number
Material and finish matter. Steel with a good coating lasts longer than bare steel. Aluminum and copper resist rust in different ways. Standing seam systems hide their fasteners, which helps. Exposed-fastener panels put hundreds of screws in the weather, and each one is a small point of failure. Coastal salt air, heavy snow, hail and constant sun all shorten the range.
The parts that fail first
On exposed-fastener roofs, the rubber washers on the screws crack and harden long before the metal does. Screws can also back out as the panels expand and contract. Sealant at laps, ridges and penetrations dries out. Flashing around chimneys and vents is the usual leak point, as on any roof. See flashing and chimneys for how those joints fail.
Signs the coating is wearing out
Look for chalky or faded patches, bare spots, and rust at cut edges, screw heads and overlaps. A little surface wear is normal. Spreading rust and flaking paint are not. Binoculars from the yard show most of it. Never walk on a metal roof to check. Panels are slippery, especially when damp or frosted.
Don't forget the attic
Metal does not breathe, so condensation under the panels is a common complaint. Wet underlayment or damp decking shortens the roof from below. Check the attic with a flashlight for drips, rusty nail tips and wet insulation. Our guide to attic moisture covers how to tell a leak from condensation.
Repair or replace
Many aging metal roofs need new washers, sealant or flashing, not a new roof. Replacement makes sense when the coating has failed widely or the panels are corroded through. If you are weighing it, repair or replace sets out the questions, and roof lifespan by material compares metal with the other options.
Check the paint and panel warranty too, and what it excludes. Roof warranties explains the usual fine print. We do not publish prices, because they vary too much by region and pitch to be useful.
Frequently asked questions
How long does a metal roof last?
Metal roofs are commonly quoted at 40 to 70 years. The real figure depends on the coating, the climate and how well the fasteners and flashing hold up.
What fails first on a metal roof?
Usually the screw washers, sealants and flashing details, not the metal panel itself. On exposed-fastener roofs the washers harden and crack first.
Can a metal roof be repaired instead of replaced?
Often yes. Worn washers, loose screws, dried sealant and aged flashing can usually be fixed. Replacement is for widespread coating failure or corrosion through the panel.
Should I walk on a metal roof to inspect it?
No. Metal roofs are slippery. Use binoculars from the ground, a ladder at the eave, or look from inside the attic.
