Attic condensation: why the roof is wet with no leak
The roof is not failing. The house is exhaling into it, and the attic cannot get rid of what arrives.
Go into an attic on a cold morning in a house with this problem and it is unmistakable. The underside of the roof deck is dark and damp across a wide area. The nails poking through have beads of water on them, or a small cap of frost. The insulation is damp on top. Nothing is dripping from a hole, because there is no hole.
The mechanism
Air holds water vapour, and how much it can hold depends on its temperature: warm air holds a lot, cold air very little. A house generates vapour constantly — showers, cooking, laundry, dishwashers, plants, a damp crawl space or basement underneath, and the occupants themselves. That warm, moist air rises, and it leaks upward through every opening in the ceiling.
In the attic it meets the roof deck, which in winter is only slightly warmer than the outside air. The moment that air touches a surface below its dew point, it can no longer hold the water, and the water comes out as liquid on the surface. Below freezing it forms frost instead, and the attic quietly stockpiles it.
Then comes a mild day. The frost melts, all of it at once, and it rains inside the attic. That is the sudden, alarming soaking that brings people to this page, and it is why so many of these reports arrive on the first warm day after a cold snap rather than during a storm.
The signature: general, not local
This is the distinction to hold on to, and it does most of the diagnostic work by itself.
A leak is local. Water comes in at one point and runs, so the evidence is a defined trail: a wet stripe down a rafter, a stained patch around one nail or one penetration, a wet line on the deck that you can follow uphill to where it starts.
Condensation is general. It forms on every cold surface simultaneously, so the staining spreads evenly across large areas — commonly the whole north slope, or everything above the bathroom. There is no trail to follow because there is no single entry point.
Other tells: frost (a roof cannot leak frost), rust or dark rings around every nail rather than one, insulation wet across its top surface, and a general musty smell rather than a localized damp one.
Where the moisture is getting in
Usually from a small number of identifiable places, and they are worth checking in order.
Ducts that vent into the attic. This is the first thing to look for and the most common single cause. A bathroom extractor fan whose duct simply ends in the attic, or points vaguely at a vent without connecting to it, is putting a shower's worth of steam into a cold space several times a day. A clothes dryer doing it is worse. Flexible ducts also fall off their connections and nobody notices for years. Go up and physically look at where every duct terminates.
Air paths through the ceiling. The loft hatch, especially if it is uninsulated and does not seal. Recessed light fittings that are not airtight. The gaps around pipes, wires and flue penetrations. The open tops of interior partition walls, which are a straight channel from the house into the attic. Individually small, collectively a chimney.
Moisture from below. A house is a stack. A wet basement or crawl space feeds moisture into the whole building, and it ends up in the attic like everything else. If there is a damp space under the house, that is part of this problem.
How the house is lived in. Drying laundry indoors, running a humidifier hard, long showers with the fan off. Worth knowing, though it is rarely the whole story.
And whether the attic can clear it
Some moisture will always arrive. A working attic deals with it by having outside air move continuously across the underside of the deck, in at the eaves and out at the ridge. When that flow is missing — usually because insulation has been blown out over the soffit vents and buried them — the moisture has nowhere to go. That is the subject of intake and exhaust, and it is the second half of every fix here.
Order of operations
Seal first, ventilate second. That order matters. Increasing ventilation while leaving a wide-open path for warm damp air to rise can actually pull more house air into the attic, which means more moisture, not less. Stop the supply, then handle the remainder.

How do I know it is condensation and not a leak?
A leak is local and condensation is general. A leak leaves a trail you can follow uphill to one entry point; condensation stains broad areas of the deck evenly, forms on every nail at once, and can appear as frost. Frost settles the question outright.
Why did it suddenly soak everything on a mild day?
Because the attic had been stockpiling it as frost through the cold spell. When the temperature lifts, all of it melts at the same time and comes down together, which is why these reports so often follow a thaw rather than a storm.
What is the most common cause?
A bathroom extractor fan or a dryer venting into the attic instead of outside. It is very common, including in relatively new houses, and it is worth physically checking where every duct actually ends before investigating anything else.
Should I add more ventilation?
Only after sealing. Adding exhaust while the ceiling still has open air paths can pull more warm damp house air upward, which makes the problem worse. Stop the moisture getting up there first, then deal with what still arrives.
Is this the roofer's job?
No, and that is the frustrating part. Nothing is wrong with the roof covering. It is an air sealing, insulation and ventilation problem, so an energy auditor or an insulation contractor who does air sealing is usually the right call.
